Hesman Hospitality

“After searching High and Low for a 2nd Generation restaurant, going through over 70 potential sites, dealing with one broker after another, I was lucky enough to find Jackie Atkins… by accident. When I explained to Jackie what I was looking for in my search, she quickly presented viable sites and uncovered what would become the home of AJ’s Press “Tasty Eats” in Central Florida. Jackie has a high sense of urgency, integrity, great communication, outstanding follow-up and follow-thru and she is a top negotiator. Jackie was relentless in dealing with the landlord at all meetings. Even after the deal was completed she was there to address issues and help resolve pressing needs that arose. I highly recommend Jackie & Atkin’s Commercial Reality; she is a true professional that gets the job done and she is a pleasure to work with.”

The Peaceful Peacock Yoga Studio

“From the moment I met with Atkins Commercial Real Estate, I felt like they understood and cared about my business. This was my first time looking for a storefront and leasing a space for my new small business. Jackie was my rock, advisor, detective, and constant support from the moment we started looking to when I signed my lease. She is responsive and very professional. She represented my business in a way that was congruent with my values. I could not have found the perfect location for my yoga studio without her guidance. She’s still available for questions, long after my deal with done. If I ever open a second location or have a friend in need of commercial space, Jackie is my go-to.”

Caffe’ Positano Apopka

The owners of Cafe Positano have operated their successful Apopka Pizzeria and Grill for 20 years. In their 2007 lease renewal, they received renewal rights at rates that were agreed to prior to the Great Recession. Those rates were well above the current market rates at Bear Lake Shopping Center. Knowing the market, ACRE was able to renegotiate lower renewal rates and got the Landlord to kick in another $50,000 to spruce up the restaurant interior.

RP Funding—Tampa Bay Exterior Building Signage

In 2012, Robert Palmer, the founder of RP Funding wanted to enter the Tampa Bay mortgage market… Robert didn’t need a big office, just a big office presence. ACRE found a building that would give him the exterior building signage he wanted. The 500 Westshore Building, a large Tampa Bay building with I‐275 exposure, agreed to give RP Funding the exterior signage normally reserved only for large anchor tenants.

Serving our clients first – for as long as it takes to get it right.

Elevate Orlando: “When the building we had been residing in was sold, we had to find a new place. One of our Board Members introduced us to Bob Atkins, who joined our efforts as if he had been a long time partner. He embraced our vision of helping urban youth and wanted to do all he could to give us a quality office space to call home. The office area needed to be adjusted to meet our needs and Bob seemed to know what those needs were even before us. He had contractors in the space quickly and the build-out was done with excellence. Every interaction we have had with the team at Atkins has been extremely prompt and efficient. We are overjoyed with our new home. Plus, Bob Atkins is giving us an in-kind donation to help out this growing non-profit. Thank you to the team at Atkins Commercial Real Estate.”

I wanted to drop you a note to express my sincere gratitude for your help in locating our new office location.  When we first contacted you back in February of 2015, I was desperate to move my office to a location that was more consistent with the mission and goals of my business.  You took the time to learn about my business, to study the demographics of my target market and then to recommend a location that you felt would match my business needs with the ability of the local market to support the business. You recommended the Dr. Phillips-Metro West area as one that you felt would best be a match.  After further discussion, we narrowed down the search area to Dr. Phillips.  At that point, you want to work.  I was very impressed with your diligence in searching the area.  It turned out to be a tough search with limited availability.  This is a “HOT” neighborhood, yet you were able to find the perfect property for my business.

GR Bridges Jewelry:

“I want to take a minute and thank everyone at Atkins Commercial Real Estate for the support they gave me with moving GR Bridges Jewelry from Park Avenue in Winter Park, Fl. to my new location at 2700 Westhall Lane in Maitland Florida.

Bob Atkins patiently worked with me while I looked at properties all over the Orlando metro area. After a couple of months, Bob advised that an office space just became available in the same building where he has his office. It was in the area that I initially desired, but couldn’t find the right space. This space is on the first floor and on the front side of the building.  It is the perfect location for my customers.

We modified the size of the space to fit all the jewelry cases, a wall of cabinets, counters, repainted, and laid new carpet. The most fun was moving the safe into the office without damaging the walls and floors.

Everything was handled with a “Can Do” attitude, done on time, and with quality workmanship. It is very nice to find a company that is honest and works hard for their money. It was a great experience from start to finish.”

GeoData Consultants, Inc. and its owner Paul de Vivero had been a tenant in one of Bob’s buildings for 20 years. Paul and his wife Molly had moved to Edgewater, Florida to enjoy life on the Indian River. Paul’s surveying firm was working on the planning for the I-4 Project and he knew he didn’t want to have to drive from his home in Edgewater to his office in Maitland during this 6 year I-4 rebuilding project.

Paul and Molly also knew it was time to stop paying rent and to start building equity in a property as both an office for his firm and as an investment. ACRE found an office condo (Lake Mary Professional Campus link?) and negotiated the purchase of the property at below-market rates. Paul is no longer a tenant, but he is a loyal client of ACRE and is now a proud owner of his own building where his business continues to thrive and expand.

Café 906:  In 2013, Vincent and Maryline Vallee needed to relocate their young restaurant.  Their landlord was forcing them out of their space. Vincent tried for months (sometimes working with us, sometimes on his own) to find a new location… Their visas were set to expire if he didn’t have a new spot for his business.  ACRE was able to find them a possible spot, but the property was undergoing a change of ownership, so the deal could not be completed before their visas expired.  They had to return to France. ACRE stayed on their side and worked with them while they were back in France and secured a new location in Baldwin Park. Today, they are back in America and prospering in their new location.

Law Office of Bill McCabe found a need for a new home when FDOT took his building as part of the expansion of State Road 434. Bill and his firm had been in that same location for more than 20 years. Our awareness of the project and our understanding of the eminent domain process helped him to find options to meet his needs and to find a new location for this law firm.

Over the last 30 + years, the team at ACRE has worked with all kinds of companies. Our clients have included Fortune 500 companies like Nationwide Insurance, Textron, First American Title Insurance, Data General/EMC2, Rand Worldwide.
